Job Description

Uptown Rental Properties is currently seeking an Assistant Property Manager to join our team! This is a support role, to the Property Manager and Uptown, in the daily operations of properties within our student housing portfolio. You will work closely with the Property Manager, residents, maintenance, vendors, and more, to ensure that our properties are well-maintained and meet the needs of our residents. Your main goal will be to help enhance the (already stellar) resident experience at Uptown Rental Properties! This is a full-time, hourly position, $21-$24/hour, including the benefits listed below:

What you'll do:

  • Assist the Property Manager in overseeing the daily operations of our properties
  • Respond to tenant inquiries and complaints in a timely and professional manner
  • Enhance resident engagement resident events & celebrations
  • Coordinate with vendors and contractors to ensure that maintenance and repairs are completed in a timely and cost-effective manner
  • Assist with leasing and marketing efforts to attract and retain tenants
  • Assist with financial management, including rent collection and budgeting

Assistant Property Manager Qualifications:

  • HS Diploma or Equivalent
  • Bachelor's Degree preferred
  • 2+ years of experience in a fast-paced, customer-centric, service-oriented field: property management, hospitality, retail, etc.
  • Excellent organizational and time management skills
  • Strong verbal and written communication skills
  • Self-driven team player
  • Proficiency in Microsoft Office
  • Property management software experience is a plus
    • Rent Manager experience is preferred

JOB SUMMARY: The Assistant Property Manager, Preleasing is responsible for managing an efficient, resident centered leasing process and overseeing resident accounts that develops high quality relationships between Uptown Rental Properties and its residents.

Key Performance Objectives in order of priority include:

Oversees resident accounts in adherence to Uptown Rental Properties’ policies and procedures to maintain revenue and reduce risk.

Manage the preleasing process from applicant to resident to maximize leasing efficiency and optimize occupancy rates while ensuring the highest quality resident experience.

Acts as the primary liaison between property manager and residents to ensure effective property management and maintain a high-quality resident experience.

Note: Twenty percent of time is reserved for ancillary activities, interruptions and unplanned events.

ESSENTIAL DUTIES AND RESPONSIBILITIES: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed are representative of the knowledge, skill, and/or ability required. Other duties may be assigned.

Interpersonal Responsibilities

  1. Acts as the initial of point of contact for residents to resolve any issues and answers any questions within their assigned properties, escalating major resident issues to Property Manager for further resolution.

Operational Responsibilities

  1. Reviews assigned properties within their portfolio regularly with the Property Manager to ensure prompt transfer of information on leases, essential resident information and other essential property information and ensure the portfolio is maintained to the industry leading standard of Uptown Rental Properties.
  2. Manages resident accounts, by processing resident rent, returned payments, late fees, small balances and credits, and ensuring accounts are properly prepared for turnover to collections.
  3. Monitors resident adherence to policy and procedures regarding rent payments, renter’s insurance and utilities transfer escalating to the Property Manager for resolution if necessary.
  4. Manages the lease agreement process from application to completion to ensure an excellent resident experience.
  5. Facilitates the renewal process for all resident leases by preparing and sending letters, verifying rates, creating renewal leases and seeking approval from the Property Manager.
  6. Supports the completion of move-in paperwork with new residents, and ensures accurate filing and record keeping in alignment with Uptown Rental Properties policies and procedures.
  7. Conducts regular property walks to ensure the industry leading standards of Uptown Rental Properties is being maintained at all times.
  8. Manages the resident parking reservation process for their assigned properties.
  9. Serves as a resource for the leasing assistants and agents to provide up to date information on all assigned properties.
